  (Opportunities await across the Causeway) Bye Singapore, Hi Malaysia 2026 part 2 The attractiveness of operating out of a cheaper country has drawn one of the mnc to relocate their operations from Singapore to Malaysia. One of the main reasons cited was the opening of their car parts centre in JB. In Malaysia, one can buy a piece of industrial land at a very low price. JB, with its lower fixed cost and proximity to Singapore, is an attractive location for companies to operate that don't require to provide time critical service to Singapore customers. Warehouses and factories are often built at a fraction of Singapore’s cost. One may view it as an isolated example, but I believe we are at the crossroads of a big shift in trend. More businesses will be relocating to JB. Singaporeans working in those affected industries might need to relocate to Malaysia or face the prospect of being made redundant.   Result for Dec SSBs. There are applications for $164.8m and $153.4m are within limits. The weak demand might be due to surge in 10 years SGS yield. The school holiday also plays a part in a relatively quiet month of Nov. I sold the shares after it hit my trail stop. After an encouraging start on Monday due to good property sales over the weekend, reaching a high of 41c, ever since it is in slow decline with very little interest shown. PropNex’s shares has outperformed APAC Realty by a mile. Should have gotten PropNex instead. Sigh 😞. Wasted opportunity. LWF walked away with a small cup of coffee money instead of a bigger cup of coffee. I hope to do better next time. Lone Wolf will be traveling over the next couple of weeks. I have taken a small position in APAC Realty. I previously took a stand of not investing in small cap stock with capitalisation below $250m. This is more like a random buy sparked by the recent news of renewed interest in new property projects. APAC Realty runs ERA, the second-largest property agency after PropNex. The agency business is quite easy to understand as compared to a property developer. I like the agency business because it is purely a service business without the usual risk associated with a property company. Very little money is spent on buying fixed assets. It is largely a human business. I see the agency business as a number game. When the property transactions are up, the profit of agencies will go up.   (Source: MAS) This month yield on SSBs rebound after the surge in SGS 10 years bond yield. The yield on SGS 10 years mimics 10 years UST climb after Donald Trump victory. Given Trump’s inflationary economic policies, the market is expecting inflationary pressure to come back. I wouldn’t be surprised Jan issued SSBs come with a higher yield.
