  This book took me a while to finish due to time constraint and the small wordings made it a slightly harder read for me(got to admit, I am getting old too). “Richer, Wiser and Happier” by William Green, a veteran financial journalist, is an account of some of greatest investors he had interviewed during his decades long career as a journalist. He had the privilege of meeting some of the biggest names in the investment world. (Contents) The book discussed the lifestyle and investment philosophy of some of the greatest investors in our generation. Warren Buffett, Charlie Munger, Howard Marks and John Templeton. The book is not purely into discussing their winning trades, it mostly centred around their lifestyle and what they do to get to where they are. I can summarised the book in just three words “keep it simple” but there is more than just keeping it simple.   Lendlease Reit announced a 2.1% increase in distribution income to 2.45c per unit. Occupancy rate is at 99.5% which is almost close to full capacity. Gearing fall from 39.4% to 39.2%. 61% of their borrow is hedged at fixed rate. Overall it was a reasonable performance given their borrowing rate went up due to rising interest rate. XD date is on the 14 February. Management sound a word of optimism. Estimated yield at current share price stands at just under 6.8% If a mirror image of the dpu payout is to be expected for full year.   OFFER Boustead Singapore makes 90 cent per share privatisation offer for Boustead Projects Boustead Singapore came out with an unconditional offer to acquire shares it doesn’t own in Boustead Projects with a cash offer of 90c.  On first look, it came across to me as an opportunistic offer that doesn’t take into account the substantial 30% discount to Nav of $1.265 and my back of envelope value of at least 50% discount to Rnav Boustead Singapore cited the poor E&C business as the main reason for the offer. In my observation, E&C business is on a recovery as the recent contract win of 300m from a Fortune 500 company to build an industrial complex had put the E&C business on more firmer footing. Order book had reached pre covid high of 450m.   Continuing from Part 1..... (Jem, The biggest mall in Jurong East) Lendlease Global Reit   I added new positions in the current month and the end of last. I envisage the opportunities in the reit space. True to my promise, I have added Starhill Global Reit and Lendlease Global Commercial Reit to Lone Wolf Fund. Both reits are my first two purchases of any Reit after a 10 years break. If my memory doesn’t fail, the last reit I bought was Sph Reit or the renamed Paragon Reit. The China reopening is a big theme for this year. The Chinese tourist spend close to 54% of their travel budget on shopping. It will be a major boost to the struggling retail sector thus improving the bargaining power of retail landlords. The Chinese tourists are definitely in town. There are plenty of human traffic at Bugis BHG departmental store over the weekend.
